Maintenance Inspection

Radon Testing

A radon test measures the levels of radon gas, an odorless radioactive gas due to uranium breaking down within soil and water found present in the home. Radon gas seeps into the home through cracks in the foundation and contaminates the indoor air in your home. Radon has been linked to many health disorders including cancer.

What's Included?

Limited Thermal Imaging

Your eyes can only see what’s in front of you, it can't see issues that are hidden behind walls or in concealed spaces. Infrared technology allows unseen problems to be found, which might lead to more serious problems in the future. This important tool is a huge advantage for new home buyers.

Exterior

  • Siding, trim, soffits, and fascia for damage, moisture issues, and weather aging

  • Exterior doors and windows for proper sealing, cracks, screens and energy efficiency

  • Decks, porches, steps, and railings for safety and structural condition

  • Driveways, walkways, and patios for cracking or settlement from freeze–thaw impacts

  • Gutters, downspouts, and drainage to help prevent basement or foundation moisture issues

  • Grading around the home to reduce water intrusion risk—especially important in Ohio’s wet seasons

  • Visible foundation areas for cracks, movement, or moisture signs

  • Vegetation and exterior features that may affect the home’s structure or drainage

Garage

  • Structure & Framing – walls, ceilings, floors, and roof framing for cracks, settling, or damage

  • Garage Doors & Openers – operation, safety features, alignment, and visible damage

  • Electrical Components – outlets, lighting, switches, and visible wiring for safety and proper operation

  • Plumbing (if present) – visible pipes, water supply, and drains for leaks or defects

  • Floor & Surface Conditions – cracks, uneven areas, or trip hazards

  • Fire Separation – inspection of walls and ceilings separating the garage from living spaces

  • Ventilation & Exhaust – ensure proper airflow and check for potential hazards

Drone

FAA certified remote pilot with drone capabilities for those hard to reach roofs.


  • Safe and non-invasive for steep or fragile roofs

  • Provides detailed aerial images for documentation

  • Identifies potential issues that may not be visible from the ground

Appliances

  • Kitchen Appliances – ovens, cooktops, range hoods, dishwashers, and built-in microwaves for operation and visible defects

  • Refrigerators – built-in and accessible units checked for functionality

  • Garbage Disposal – operation and proper installation

  • Other Built-in Appliances – Exhaust fans, hood systems

  • Safety & Functionality – inspect for leaks, electrical hazards, or visible damage

Energy Evaluation

Thermal imaging performed during the home inspection is a great tool to identify not only air infiltration, and insulation issues but also water leaks.

Our infrared cameras show heat differentials on the surface of drywall or other finish materials which helps us to identify issues. Potential water leaks are verified using a moisture meter when necessary.

Interior

  • Walls, ceilings, and floors for damage, staining, or signs of structural movement

  • Interior doors and windows for proper operation, sealing, and deterioration

  • Stairs, handrails, and guardrails for safety and stability

  • Cabinets, vanities, and countertops for condition and functionality

  • Fireplaces and hearths (visible components only)

  • Smoke and carbon monoxide detectors (for presence only)

  • Attic inspected for insulation, ventilation, structural issues, and leaks

  • Basement/crawlspace evaluated for moisture intrusion, foundation concerns, and visible structural components

  • Faucets, sinks, tubs, and showers checked for proper operation and leaks

  • Toilets evaluated for stability, operation, and leaks at the base or supply line

  • Visible supply and drain lines inspected in accessible areas

  • Water heater reviewed for age, condition, proper installation, and visible leaks

  • Drainage and water flow observed under normal operation

  • Laundry hookups checked for proper supply, drainage, and safe dryer venting

Roof

  • Roof Covering – shingles, tiles, metal panels, or other materials for wear, damage, or deterioration

  • Flashing & Roof Penetrations – around chimneys, vents, skylights, and other penetrations to check for leaks or damage

  • Gutters & Downspouts – visible condition, drainage issues, and signs of clogging or improper slope

  • Roof Structure – visible decking, framing, and supports from accessible areas

  • Drainage & Water Flow – evaluation of slope and water diversion to prevent pooling or leaks

  • Ventilation – Chimneys, visible vents, ridge vents, and exhausts for proper function

Note: Home inspectors do not remove roof coverings, walk on unsafe roofs, or predict the remaining lifespan of the roof. The inspection provides a visual assessment and identifies potential concerns requiring maintenance or further evaluation.

HVAC

  • Heating Equipment – furnaces, boilers, heat pumps, and visible ductwork for proper operation, safety concerns, and obvious defects

  • Cooling Equipment – central air conditioners, heat pumps, and condensers for functionality and visible issues

  • Ventilation & Air Distribution – ductwork, registers, and exhaust fans for proper airflow and visible damage

  • Filters & Components – inspection of filters, accessible electrical connections, and visible components

  • Thermostats & Controls – verify that thermostats and system controls are operational

  • Fuel Supply Systems – visible gas, oil, or electric connections inspected for leaks or safety concerns

Electrical

  • Electrical Service & Panels – main service panel, subpanels, breakers, fuses, and visible wiring for condition and safety

  • Wiring & Connections – visible branch circuits, switches, outlets, and junction boxes for proper installation and damage

  • Outlets & Receptacles – check for grounding, GFCI/AFCI protection in required areas, and proper operation

  • Lighting Fixtures – evaluate switches, ceiling fixtures, and wiring for function and safety

  • Safety & Functionality – look for overloaded circuits, exposed wires, and other hazards

  • Visible Exterior Electrical Components – exterior outlets, lights, and weatherproofing
