Depending on the size, age and condition of the home plus services performed the inspection will typically take between 2-4 hours.
Example;
A home that is 1,000 sf or less may take 2 hours whereas a 4,000 sf home may take closer to 4 hours. If you have any add on services included in the inspection that will also add to the inspection time. Multi- unit residences (Duplex, condos, apartments) will add roughly 1 hour per additional unit. Plan to be at the inspection for several hours. A good inspector will be thorough and take their time. Quality over quantity!
No. The inspection is designed to educate you on the condition of the home and what needs to be replaced or repaired, there is no pass or fail. The contents of the report will show you the safety hazards, general maintenance items and every thing in-between.
The inspection fee for a typical single family home varies by the size of the home measured in square feet. Some inspectors just meet the minimum Standards of Practice when conducting home inspections, while others go above and beyond and exceed them. Going with the cheapest inspector and saving a few dollars could be the difference between that roof leak being caught or missed and costing you thousands of dollars down the road. A well trained inspector could recoup your inspection cost by pointing out defects and problems that may have been missed. I will inspect your home like i was the one buying it and always exceed those standards. I only know one way to do things and that's 100%
Absolutely! Attending the inspection is a valuable experience for you as a home owner or home buyer. You will be able to see what potential problems exist now or may arise down the road. I can further explain in person any of the systems of the home and explain any current and/or future maintenance needed . If you are short on time or unable to attend the inspection and still have questions after the report I'm able to explain any report finding in detail over the phone as well.
Depending on the size of the report they are typically sent within 24 hours after the inspection. If there are any critical or safety issues found, we will sit down with you after the inspection and explain those with picture and video explanation. We will physically go look at the issues around the home so you have a better understand of the problem.
As a home inspector it is not in my scope of practice to advise you whether or not to purchase the home. But it is my job to give you the proper information to make the best informed decision that meets your needs.
A home inspection is a professional opinion based on less than complete information. Its like going to the doctor for a physical. It might help your chances of good health but there is no guarantee that something doesn't go wrong a week after the visit. Some home issues take time to surface, for example some roofs only leak during certain weather, some toilets only leak after they have been used several times or maybe there is water damage under the carpet you found 3 months later when you decided to update things. This is why we cant and do not offer a warranty on the home. However, there are home warranty companies available that can cover your home and its components. We would be happy to help you contact one of them for a quote.
We recommend that you schedule at least 3-5 days in advance if possible. However, we are ready to provide you with a high quality home inspection if you need us sooner. We are prepared to accommodate you and do our best to make the process as easy as possible for you and your family.
